Wall Removal

Remove internal walls to create open-plan living. We assess load-bearing requirements, install temporary propping and carry out the removal safely — with all structural work from engineering drawings.

Steel Beam Installation

LVL and steel beam installation to carry loads over new openings — sized and specified from structural engineering drawings. We handle the beam supply, temporary works and installation.

Portals & Frames

Underpinning & Piling

Ngaio — Full Structural Renovation

The Ngaio project is a perfect example of what Keen Builders does best. A 1920s railway cottage required full structural remediation — re-piling, new beams, and the removal of 8 metres of load-bearing wall to open the kitchen and lounge into a single large open-plan living space.

We visit your property, assess the existing structure and prepare a brief for the structural engineer — identifying load paths, foundation conditions and the scope of works required.

Engineering Drawings

A structural engineer produces the drawings and specifications — sizing beams, piles, connections and temporary works. All Keen Builders structural work is carried out from these drawings.

Consent (If Required)

Structural alterations involving load-bearing elements typically require building consent. We assist with the consent application and ensure all documentation is in order before works begin.

Temporary Works & Propping

Before any wall is removed, temporary propping is installed to carry the load — ensuring the structure remains safe throughout the works.

Structural Works

Wall removal, beam installation, portal construction, piling or underpinning — carried out to the engineering drawings with full quality control throughout.

Reinstatement & Finishing

Services are relocated, new linings installed, plastered and painted — leaving a completed space ready for fit-out. Records of Work provided on completion.
